We help families resolve inherited-property issues, title problems, tax burdens, and multi-heir ownership situations — with a simple, guided process and no pressure.
Recognizing Your Situation
Inherited properties are rarely simple. Whether it's a house stuck in probate, a family that can't agree, or taxes piling up on a property nobody wanted — we've helped families navigate every one of these situations.
Four siblings, four opinions, zero resolution. Disagreements about what to do with an inherited property can go on for years — we help create a path forward even when everyone isn't on the same page.
Years of unpaid property taxes can become a crushing liability. We work through tax-delinquent situations and understand how to navigate the numbers without burying you in the process.
A title that never transferred, an estate stuck in probate, or a deed that doesn't match the county records — these are solvable problems, and we've worked through them before.
A property dispute that's been ignored can become a lawsuit. If you're worried about legal exposure from an ownership situation, we can help you understand your options calmly and clearly.
Managing a property in another state — especially one tangled up in family complications — is exhausting. We handle the local legwork so you don't have to fly in or figure it out alone.
A house no one is maintaining becomes a problem fast — for your family's finances, your liability exposure, and often for the neighborhood. Let us help you move it forward responsibly.
"You don't have to have it all figured out before you call us. Most families come to us confused and overwhelmed — and that's exactly who we're here for. Every situation is different, and we'll take the time to listen to yours."
Tell Us Your SituationWhat We Do
We're not just buyers — we're problem solvers who specialize in the kinds of property situations most people don't know how to handle. We do the hard work of reviewing title, navigating ownership complexity, and coordinating the right professionals when needed.
If you own only a share of a property, we can often buy your interest — even when other heirs don't want to sell. You don't have to wait for everyone to agree.
We work through tangled ownership histories — missing deeds, informal inheritance, multiple-generation title chains — and bring in the right professionals to resolve them.
Back taxes, tax liens, and pending tax sales are all navigable. We help you understand the real numbers and find a way out before the situation gets worse.
We help facilitate conversations among family members and, where possible, structure a resolution that works — even when dynamics are complicated or communication has broken down.
We understand the probate process and work alongside estate attorneys when needed. We don't give legal advice, but we know how to coordinate the right help.
Why Families Choose Us
We explain things in plain language — no jargon, no legal-speak, no pressure. You'll always know exactly where things stand and what your options are.
We are a family business ourselves, and we treat every client the way we'd want our own family treated — with respect, patience, and genuine care for the outcome.
Over 1,000 transactions and 5+ years navigating complicated property situations. Messy titles, uncooperative heirs, back taxes — we've been through it before.
Confusion breeds anxiety. We use a clear, step-by-step process so you always know what happens next and nothing comes as a surprise.
You pay nothing to speak with us, review your situation, or receive our analysis. We only earn from a transaction that closes, and we tell you that upfront.
We return calls. We follow through. We don't disappear after the first conversation. Families in stressful situations deserve consistent, dependable communication.
The Process
No matter how complicated your situation seems, we walk you through it one step at a time.
Share the basics — property location, who's involved, and what the core challenge is. No paperwork required to start the conversation.
We dig into the county records, title history, tax status, and any known ownership issues so we can give you an honest picture of where things stand.
We walk through the realistic paths forward — honestly and without pressure. Sometimes there's one clear option; sometimes there are several. We'll explain each one.
If it makes sense to move forward together, we coordinate the professionals, handle the process, and help your family finally close this chapter and move on.
What Families Say
These are the kinds of situations we help families navigate every day. Your situation is unique, and we'll treat it that way.
"My brother and I had been at a standstill for three years over our late mother's house. Dave sat down with us on a call, explained every option clearly, and helped us find a solution we both felt good about. I genuinely didn't think that was possible anymore."
"The title on my grandmother's house had been a mess for decades — names that didn't match, a gap from the 1980s, you name it. I was told by two other buyers it was untouchable. Generation Heir Solutions worked through every layer of it and got us to close."
"I live in California and inherited a portion of my uncle's house in Texas. I had no idea what I owned, what it was worth, or what I could do with it. Eric walked me through everything patiently, and we closed without me ever having to travel there."

Meet the Team
We're not a call center or a hedge fund. When you reach out, you talk to one of us — people who genuinely care about helping your family find a way forward.
Founder & Owner
I started in financial advising — which taught me that the most important part of helping people isn't the numbers, it's actually listening. That stayed with me when I made the transition into real estate. What I love about this work is that we get to take something that feels overwhelming and make it manageable. That's genuinely satisfying.
I'm a family man through and through. I've been married for 20+ years and have two daughters who keep me grounded and humble. The "Generation" in Generation Heir Solutions isn't just a name — it's how I think about every client we work with. These are real people dealing with real stress, and they deserve to be treated that way.
I'm a bit of a nerd outside of work — strategy games, long runs, good books. But when it comes to a complicated title problem or a family situation that's been stuck for years, I genuinely love finding the path through. That's the work I get up for.
Partner & Operations
Eric is a US Army officer with 15+ years of military service. He has been deployed to Iraq, Afghanistan, Chad, Niger, and Haiti. He is passionate about helping others find freedom, and has spent numerous years educating veterans on financial security and fighting human trafficking within the United States. Eric is blessed to be married to the love of his life Meridith (who also served in the US Army as a nurse), and they are expecting their first baby soon! In his free time, Eric loves to hike in the Colorado mountains, read, and play the drums and guitar.
My role is to make sure nothing falls through the cracks. The coordination between title companies, attorneys, county records, and the families we work with can get complex fast — and I take pride in keeping every piece moving cleanly. If I say something is going to happen, it happens.
I believe in this work because I've seen what a stuck property does to a family over time — the stress, the financial drain, the relationship strain. Being the person who helps remove that weight is something I don't take lightly. I'm here to make this easier for you.
